The two beautiful one-storey houses overlook the Mediterranean sea and also have mountain views.  The Costa Tropical is the coastal area of Granada Province, Andalucia, and has a warm micro-climate with an average of 320 days of sun a year. Usually winters are very short (2-3 months) and it’s rare the day-time temperatures fall below 16C.

The main house has approximately 115 metresliving space. The smaller house is 502metres.  There is approximately 75,000 metres2 of land.

Planning permission can be obtained to increase the size of the main house to 400 square metres.

In the municipality of Lugar (and the province of Granada), the property and land is accessed either via a Camino Real (track), or by a concrete road that passes though invernaderos(greenhouses) via Los Garcia and Espinar, to reach the property.  

The area is quiet and the properties are a long way from any other properties. A 4x4 car is essential.

The property is approximately:

• 8km to the fishing village of Castell de Ferro (where there are many bars/restaurants/cafes, shops, a large Dia supermarket, petrol stations, pharmacies, banks, estate agents, a medical centre, dentist, physio, hairdressers, schools, weekly street/fruit and veg markets, water and other sports etc.).

• 7km to the village of Lugar, which is in the Alpujarran mountains, with an Ayuntamiento(town-hall)

• 10km to the village of Rubite

The property is a 15-minute drive to the A7/E15 motorway, Castell de Ferro exit 873, from where you can access:

Granada in 1 hour (the Alhambra, Sierra Nevada ski resort, Granada airport etc.),

• The white-washed villages of the Alpujarras, including Orgiva in 40 minutes,

Motril (the nearest large town – many shops, large supermarkets/DIY chains, markets, hospital etc.) in 20 minutes,

Malaga and its airport in 90 minutes,

Almeria and its airport in 60 minutes

The houses have full, legal, paperwork and planning permission.

Details:

• The main house was built approximately 20 years ago from thermal blocks.  It is fully insulated, with concrete vegas and a concrete roof.

• The smaller house was built approximately 10-15 years ago.

• There are solar panels for electricity (with four back-up generators) for both houses.

• There is bore hole as a water source and there is water storage/depositos for 25,000 cubic litres of water storage.

• There are many internet options for you to choose from (you will need to arrange this).

• Mains gas is not available but butane bottles are used for the ovens/hobs.

• Hot water comes from solar power and a back-up calentador.

• Both houses have a Log Burning Stove in the lounge for the winter. The houses are verywarm because of their insulation.

• The main house of approximately 115 square metres has a separate work shop and large storage area at the back.  It has 1 main bedroom (the second bedroom is currently used as work shop) and a bathroom (shower and toilet).  Tiled through with terracotta tiles, and with wooden shuttered windows and wooden doors and a sloping external roof.

• The main house has a large open-plan living/kitchen area (with a large kitchen area with wood cupboards). And a large, relaxing, wooden add-on conservatory at the front of the house that has a large plunge pool in the corner (perfect for cooling down in the summer!), with aluminium windows, a cane roof inside and tiled floor.  There is a patiooutside, facing south towards the sea.

• The smaller house has a bedroom, living room and kitchenette, with a shower room/toilet.  It has a small terrace, facing the Sierra de Lugar mountains, with a pergola.

• Kitchen white goods can be sold with both properties.

• Council tax/rates (IBI) are currently 175€ per year (but being reviewed).  Car tax is very low.

• The smaller house has rental income or holiday home potential.

• Both Freehold.

• With approximately 75,000 square metres of land – there are almond trees, an olive orchard (that produces olive oil to sell), almonds, sheds and corales for sheep and chickens etc, extensive grazing land, and a vegetable garden. 

The local area is rural (agricultural), safe, relaxed, friendly and traditionally Spanish In July and August the coast is very busy with mostly Spanish tourists but there are not the tourist amenities of the larger Costas.

A Certificacion Energetica is being acquired (which is a legal requirement to sell the property).

Important in this area of Spain there are invernaderos or ‘plasticos’, i.e. large green-houses/poly tunnels, which are not to some peoples’ taste.

However, this rural horticulture provides the main source of income and employment in this area, and produce a large variety of tropical fruits and the salad vegetables that are sold to Northern Europe and which make Spain pretty self-sufficient in fruit and veg too.

The Buyer will need to take legal advice and pay relevant taxes (at least 10% of purchase price).  Good offers considered, extremely low offers will be rejected.
